Berkeley Springs Rustic Cabin Rental

DESCRIPTION: The cabin is 1200 SQ FT, it has 3 bedrooms, 2 full baths, 6x30 porch on the front, 12x60 large deck on the back. The interior is constructed with all wood pine walls/ceilings.  Bathroom walls are made out of OAK SLATS. Master bathroom is tiled with oak and a jacuzzi tub installed for your pleasure. ALL the floors are made out of REAL WALNUT WOOD. It is decorated with antiques throughout. Master bedroom has a Queen Bed and 32" flat screen TV, second bedroom has two twin beds with a 27 inch TV and Play Station 2, the last bedroom has a Full size bed and a Loft that over looks the bedroom for the kids to play or extra sleeping space. The walls display a real Bear Rug, Elk/Deer Mounts and Hides. 

On the rear deck, there are two picnic tables, a covered swing, 2 person Hot tub and a gas grill. The front porch has a couple rocking chairs to sit out and take in the solitude.  The Exterior Is made up off Knotty Pine with a tin roof for those relaxing rainy days.  Outside yard has a fire pit with logs to sit on, (you need to bring your own fire wood as it isnt provided). Also two producing cherry trees are in the yard, if you stay in late June you can eat them right from the tree, A pare tree is in the back yard and several walnut trees, which you may help yourself too.  There are 2 hammock chairs hanging off the trees in the yard.  The property is 2 acres and you may explore through the woods if you like but at your own risk.  It Sleeps 6 people comfortably but can sleep as many as 9 with couch and air matress in loft. There is a one time fee of $25.00 per person over 6 people and also a one time fee of $50.00 for a pet 40 lbs or over and $25,00 for a pet under $25.00.  We are only allowing 1 pet per stay due to the hardwood floor getting alot of nail scratches in it. It is located right off the hard paved road for easy access.  Take a look at the photo page for pictures.

LOCATION: The cabin is located 5 miles of RT 522, in the southern portion of Morgan County, it is 16 miles south of Berkeley Springs and 7 miles southeast of CaCapon state park which has biking, hiking, swimming, horse back riding, golfing and fishing.

Keep in mind that weekends and holidays fill up quickly, so call well in advance. Keep an alternate date in mind just in case. Walk-ins are welcome, but we can not always guarantee cabin space, especially at peak times.

A $75.00 (NON REFUNDABLE) deposit is required for making the reservation and that is applied to the total amount due upon check in. The balance is due upon your arrival. If you need to change for another date you will not loose your deposit as long as its workable.  You can only change once then the deposit is forfeited.

****A two night minimum is required for Friday and Saturday nights and 3 night stay on holidays.*****

Payments

Upon making a reservation, we will require the non refundable deposit either by mail or through paypal to reserve date.  For mail deposits a check or money order is accepted and the dates will be held for a maximum of three days waiting on the deposit to arrive. If deposit is made with paypal as soon as i receive deposit the dates will be reserved, Once you have reserved the cabin, i will send by email, a confirmation number, directions, rental agreement key code for lock box and cabin usage clause.  Upon arrival I require you to contact me to collect balance which is required upon arrival and the balance be paid by cash unless other arrangements have been made.

Cancellation Policy

• A 100% refund can be made only if the cabin is re-rented for your reservation period minus the Non refundable deposit.
• Less than 7 days before your rental time: a 50% refund will be issued only if the cabin is re-rented.
• If you cancel with in 7 days and the cabin is not re-rented, or you have to leave early, there is no refund.

Damage Policy

If large messes are left, there will be a $50 cleaning fee. This includes, but is not limited to; spills in the refrigerator, microwave, oven, and/or soaps added to the hot tub.

Damage charges may be applied to such things as wall, fixture/faucet, hot tub cover, and appliance damage. The cabins will be inspected after every departure and damages reported and you will be notified in a timely manner. Receipts for repairs and/or replacements to whatever was damaged will be presented at which time payment will be taken.
